Hurricane Insurance Checklist for Florida Homeowners

When tropical weather threatens South Florida, knowing what your homeowners policy covers—and what requires separate flood insurance—can make recovery less confusing.

Palm Beach County residents are familiar with wind, heavy rain, power outages, and the possibility of flooding. Before conditions worsen, use this checklist to organize your insurance information and understand the protection you currently have.

Safety comes first. Follow evacuation orders and instructions from emergency officials. Never delay leaving a dangerous area to photograph property or collect documents.
1

Know the difference between wind and flood damage

A homeowners policy may cover certain wind-related damage, subject to policy terms and the applicable hurricane or windstorm deductible. Standard homeowners insurance generally does not cover flooding caused by rising water, storm surge, or water moving across the ground.

Learn how separate flood insurance may help protect your building and belongings.

2

Review limits, deductibles, and exclusions

Check the declarations page for dwelling coverage, personal property, other structures, loss of use, and your hurricane or wind deductible. Confirm whether the dwelling limit reflects the estimated cost to rebuild—not the market value of the home.

Carriers may restrict new policies or coverage changes when a storm is approaching, so coverage cannot be assumed until it is approved and confirmed in writing.

3

Create a quick home inventory

Use your phone to record each room, major appliances, electronics, furniture, jewelry, tools, and other valuable belongings. Store receipts, serial numbers, photos, and policy documents in a secure cloud folder or waterproof container.

4

Keep essential contacts and documents ready

  • Insurance carrier name and claims number
  • Policy number and declarations page
  • Mortgage company information
  • Emergency contacts and evacuation plan
  • Photos of the property before the storm
5

After the storm, document damage safely

Wait until officials say it is safe to return. Photograph damage before making temporary repairs, save receipts for emergency work and eligible additional living expenses, and contact the insurance carrier promptly. Take reasonable steps to prevent further damage without putting yourself at risk.

Do not wait for the storm to arrive. Flood policies often include a waiting period before coverage begins, and carrier restrictions may apply during an active threat. Always confirm the policy effective date.
